Description
Choice of 2 rooms which are both available immediately or at the end of August.
Warm, friendly and relaxed environment. That's the most important thing about this flat; how well the three of us who live here get along. Mostly it's quiet, our place away from the rest of the world - we like reading, cooking and watching movies - with the occasional party. It's the kind of place where you check if anyone needs to use the bathroom before jumping in the shower for 20 minutes. If that sounds like you please read on.
THE GREEN ROOM (£410pcm):
The Green Room is a cosy space with 2/3 proper wooden floor and underlayed wool carpet around the bed and window (perfect for when you get up in the morning). It also boasts high ceilings, lots of storage space and good quality furniture including an insanely expensive electric massage bed which is comfortable and great for reading, lazy mornings, comedy value, etc.
THE BLUE ROOM (£450pcm):
The Blue Room is beautiful (the photos don't do it justice), it has loads of original features and is painted heritage blue to set them off. Highlights include stripped wooden floors, door, skirting and double window bay. It comes fully furnished with matching leather chesterfield sofa, £1000 pocket-sprung Milbrook bed and decent quality furniture as shown in the photos.
THE FLAT:
The flat has thermostatically remote-controlled gas central heating and unlimited hot water from a combi-boiler, doubling glazing, a well equipped kitchen (Miele washing machine, Bosch dish washer, NEFF 5-burner hob & cooker, Dualit toaster, filtered drinking water on tap), recently decorated living room with audiophile hifi and home cinema, wireless broadband, storage area, luxurious heated floor marble shower room and a guest room. The kitchen has been freshened with new cupboard doors and work surface since the photo was taken.
THE LOCATION:
Location is 15-20 minutes walk from Princes Street. Easter Road boasts a selection of good local shops including several supermarkets, Manna House bakery and Al Dente. It is the closest point to town with free on street parking and we are serviced by 80% of all Edinburgh's bus routes including the 1 and 35 which stop just outside.
Sharing with a young-ish professional. My work is divided between running music festivals, property and teaching massage.
Would suit mid-20s to early-40s non-smoking professional who's easy going, respectful and tidy.
Rent is £410 / £450 per month plus bills (approx. £100 pcm for all bills including council tax).
Females preferred but not an absolute rule.
I generally prefer living with women (less mess, televised sport and computer games) but compatibility is far more important than gender or hobbies.
Sorry, no couples - one person per room.
If you're interested please email telling me a little about yourself. I will be available for viewings early afternoons and evenings.
Thanks for your interest, Zeb David.
